Here are some basic steps that are involved to get ready for the selling process in Jackson Hole, Wyoming and the surrounding areas. Always feel free to reach out to me as a resource to answer any questions that you may have, even if you do not plan on selling in the near future.

I like to see your property in person and learn from you what makes it special. Typically, I like to do a full walk through and take detailed notes on the construction finishes, mechanical systems, electrical, and any recent updates. Each property is unique, so spending time getting to know it is extremely important. During this evaluation process, I can give you guidance on how to best prepare your property for the market. We can also discuss any helpful steps that may benefit your listing price.

Many factors such as market conditions, comparables, interest rates and your property’s location and condition will influence how much you can ask for price. Market data and comparables will be provided, but it is ultimately you, as the seller, that will set the listing price.

It is important that you physically prepare your home for sale by decluttering and removing any unnecessary items. Next, be sure to give the home a deep cleaning including storage areas and closets as organized storage areas appear larger and accommodating. Finally, complete the process by staging and rearrange your furniture so that it shows off the space best. Don’t forget to tend to your landscaping and front entryway for the right curb appeal. Maintaining your home in this condition throughout the entire marketing process is important to make a great impression on all buyers looking for property in Jackson Hole.
If you are selling vacant land, this process is much easier but I still suggest preparing by making sure all of the access easements, any previous building plans, CCRs, and HOA related documents are easily available for reference.

During this time, I like to collect operating costs such as property tax info, HOA dues, regular maintenance, and electricity or propane / natural gas consumptions.
Another crucial step is a preliminary title review. While this process typically results in a no-action-necessary outcome, there are the rare occasions where this can be helpful to review prior to selling - for example: access easement issues, incorrectly recorded liens, or issues with ownership records.

This is a crucial step for your listing. I always recommend getting professional photography done after your home is prepared for the market - this way, it shows the best and buyers who are viewing your home from afar will want to see it. With vacant land, it is important to hire a professional photographer as well. The photography phase includes high quality interior and exterior photography, drone photography, videography, and when appropriate, 3D tours using Matterport technology.
Once the photography is done, I combine this with an extensive write up on your property. This includes an overview, and a full room by room detailed write up - free of typos and grammatical errors.
Using the photography and write up, a customized property brochure is created for showings. This leaves potential buyers with a high quality recap of the property so they can reference it after the showing.
Additionally, I use specialized software to track online marketing data. I use this data to make adjustments to the marketing so your listing is always in front of potential buyers.

Perhaps the most complex part of the sales process is when you get an offer. Whether you have one offer or multiple, I can assist you with advice for the best strategy to achieve your goals. As part of this process, I excel in structuring deals that work for my sellers and make the selling process pleasant and stress free.

Once you have accepted an offer and signed a purchase and sale agreement, you can begin your next stage in planning your move. The good news is much of the cleaning, organizing and decluttering has already been done prior to listing the home for sale. Now you can work on organizing movers and scheduling as you prepare for your next chapter. Throughout this process, I am there every step of the way.
